With a Buyer’s Agent, you have the advantage of independent counseling, loyalty, trust, and confidentiality. Plus, our professional fees are typically paid by the seller, so odds are our services are free to you!

 

Should I talk with a bank before looking at homes?

YES! Talking with a bank before looking at homes can help you understand exactly how much you can afford. There may also be First Time Home Buyer programs to take advantage of to help with down payment or closing costs. We can refer you to some great local lenders!

 

 

If I own a home, should I buy before selling?

There is no concrete “correct” answer. The biggest benefit to buying a home before selling your current home is the fact that you have a suitable property lined up. This can reduce the stress and pressure of having to find a home once your current home is sold. This, however, can also create some heartbreak and disappointment if you are unable to purchase the new home without selling your current home and your home doesn’t sell within a set amount of time.

 

Do I really need a Realtor when buying a home?

When buying a home, it’s strongly recommended you have a Realtor. Attempting to buy a home without a Realtor can really make the home buying process more difficult and there’s a higher chance something could be missed, which could be costly in the long run. Having a Realtor is always recommended when buying a home, plus it’s typically at NO COST to the buyer.

 

Will you only inform me of homes from KW?

No, we will keep you informed of homes available on the market throughout the Black Hills. We have access to both the Rapid City MLS and Northern Hills MLS listings so we won’t miss anything.

 

How does For Sale By Owner (FSBO) work?

If you see a FSBO and want to take advantage of our services, let us contact the owner for you and make an appointment to view the home. FSBO’s are usually willing to work with a buyer’s agent. They understand that there are a variety of buyers and more times than not, the buyer will be represented by a professional.
